Cal-Am cards are 2026-2027, effective May 1 or June 1, 2026; SunLife's card is titled 2026-2027 but printed "effective July 1, 2025", so confirm it. Robert's figures (Sunrise, Gold Canyon RV) are for January to March 2027. Drive times are free-flow estimates from each park to the course.
The Cal-Am parks along Main St and University Dr
Cal-Am runs most of the big east Mesa parks, and their cards share the same rules: rates exclude tax, monthly and seasonal rates bill electric, sewer and trash on top, pricing is for two people (extra person $3 a day or $50 a month), discount clubs are blacked out January 1 to April 1, a month or more needs a $250 deposit, and the whole term's rent is due at check-in. Refunds need written notice 30 days before arrival and carry a $100 fee.
- Apache Wells: the cheapest January-March package, with a two-month minimum in those months and no refunds in prime season or for early departures. The Apache Wells community course is 2 minutes away; whether it takes RV guests was not checked.
- Good Life: the value pick at $1,335 a month. The card does not tie the 3-month price to January-March, so ask which months it covers. RVs need to be 22 ft or longer, self-contained and under 10 years old.
- Val Vista Villages: mid-priced in central-east Mesa. Pull-through sites are priced separately.
- Towerpoint: $1,170 a month offseason as well as the peak card; 4 months January-April is $5,380.
- SunLife: prices its packages around February and has a lower Fall Special ($1,220) than most sister parks.
- Mesa Regal: top of the Mesa group, but it takes a limited number of Class B vans, which many 55+ parks refuse.
- Valle del Oro: a putting green on site and park-model rentals through the office.
Each card also prints a Fall Special for September 1 to January 1 ($1,880 at most parks, $1,220 at SunLife and Apache Wells) without saying whether it is per month or for the whole period. Ask before you count on it.
Apache Junction and Gold Canyon
Out east under the Superstitions, Robert's Resorts publishes the most detailed rate pages.
Sunrise RV Resort is gated, 55+ (one guest per RV) and the lowest January-March price read for the area, with a heated pool, hot tub, pickleball, a wood shop and a dog park. Longer stays are listed too: 4 months January-April $4,420 standard, 6 months November-April $5,900. Summer 2026 monthly was $884 standard. Electric is billed by SRP in your name, set up at least 4 days before arrival.
Gold Canyon RV & Golf Resort is the golf pick. Its 9-hole executive par-3 opened for the season November 1, 2026, seven days a week from 8am to 4pm, and is open to the public. Nine holes are $35 for resort residents and $40 for non-residents, twilight after 1pm $20/$30, and a season pass from November 1, 2026 to April 30, 2027 is $700 single or $1,200 a couple for residents. RVs must be 26-45 ft and 10 years old or newer, with no Class B. Stays that include any part of February are non-refundable, and a $200 park season fee applies to some February stays that do not run 1st to 1st.
Canyon Vistas RV Resort is Cal-Am's Gold Canyon park: the priciest Cal-Am card read and the highest daily rate ($105), with April at $1,180 a month and no refunds for early departures.
