Palm Springs snowbird rentals run from about $1,800 a month on a long-stay condo discount to $4,000 or more for peak winter months, based on Desert Princess listings seen in early November 2026. RV sites can be cheaper. Most rentals book by the month, many need a 30-day contract, and golf is usually extra.
This guide covers what winter rentals cost across the Coachella Valley, the city and HOA rules that set minimum stays, which rental communities give renters a golf deal, and where an RV or motorcoach site makes more sense. Prices below were seen in listings on November 2, 2026, and rates change, often a lot, by month.
Quick facts
- Peak rental months: January to March. Snowbirds arrive through November and leave through April.
- Condo figures seen: $1,800 to $4,395 a month at Desert Princess; $2,200 to $2,275 for unfurnished 2-bed leases at Palm Desert Resort Country Club.
- Palm Springs rule: stays of 28 nights or more are reported to carry no city transient occupancy tax; shorter stays need a vacation rental certificate.
- La Quinta rule: rentals of 30 days or fewer are short-term rentals that need a city permit.
- Golf: almost never included. Get the terms in writing.
- Cheapest monthly bases: RV sites, roughly $600 to $2,000 a month in the figures found.
How Palm Springs snowbird rentals work
Most winter rentals in the valley are owner condos and homes inside golf communities, booked through Furnished Finder, VRBO and similar sites or through local agents. Prices are set owner by owner, so two units in the same community can differ by hundreds a month. Several communities add their own layer: an HOA contract, renter registration, or ID and transponder fees paid by the tenant.
The key split is between short-term and monthly stays. Cities treat a stay of under a month as a vacation rental with permits, taxes and contract caps. A full month or longer usually falls outside those rules, which is why so many owners prefer one snowbird tenant for January, February and March over a string of weekend guests.
Monthly rental prices seen for winter 2026-27
| Rental | Area | Monthly figure seen | Minimum stay | Golf |
|---|---|---|---|---|
| Desert Princess condos | Cathedral City | $1,800 (6-month discount) to $4,395; 2-bed $4,200 Feb-Apr 2026 | 30 days, HOA contract | 27 holes on site, renter golf extra |
| Palm Desert Resort CC rentals | Palm Desert | $2,200-$2,275 (unfurnished 2-bed, long-term) | Per owner | 18 holes, extra fee |
| Marriott's Desert Springs Villas | Palm Desert | No monthly rate; 2-bed $478/night for 7 nights, April 2027 | Usually by the week | Beside the Desert Springs courses |
| PGA West homes and condos | La Quinta | By quote; listings price by night | Over 30 days avoids the city permit | Not included |
| Sun City Palm Desert | Palm Desert / Thousand Palms | Not captured | 4-month minimum on one listing | Pay-as-you-play community courses |
| Indian Wells seasonal rentals | Indian Wells | Not captured | Per owner | Resident card, if a renter qualifies |
| Palm Springs furnished rentals | Palm Springs | Not captured | 28+ nights to avoid city tax | None included |
The Desert Princess spread shows how much timing matters. The 6-month discount listing was less than half the price of a single peak month. A summer listing there ran $3,750 for 30 nights from May to August, so summer is not automatically cheap for condos. Furnished Finder listings at Palm Desert Resort Country Club add a $250 cleaning fee ($500 for stays of 6 months or more) and a $500 refundable deposit.
Palm Springs rental rules: 28 nights, permits and contract caps
Inside the City of Palm Springs, short-term vacation rentals need a city certificate. New permit holders are capped at 26 contracts per calendar year, and a late-2025 council vote kept 32 contracts plus third-quarter contracts for older permits issued before October 2022. Junior permits get 6 a year. Stays of 28 nights or more are reported to carry no city transient occupancy tax.
Whether a 28-night-plus stay counts against an owner's contract cap was not confirmed in a city document. In practice the cap pushes many owners toward month-long winter tenants, and those months book early. If you book anything shorter than 28 nights in Palm Springs, check that the listing shows a city permit number.
Palm Springs itself has mid-century homes with private pools and a walkable downtown. It is also the closest base to Escena (10 minutes) and the city-owned Tahquitz Creek Resort Course (8 minutes), but no rental there includes golf. Modernism Week (February 11-21, 2027) and the festival season push up demand.
La Quinta and PGA West rentals
La Quinta treats rentals of 30 days or fewer as short-term rentals that need a city permit; look for the permit number on those listings. Stays over 30 days fall outside that definition, per the city's quoting of its municipal code.
A PGA West rental puts you a one-minute drive from the PGA West Stadium Course, but golf is booked and paid separately. One listing says guests may not use the course without a tee time arranged with PGA West. Homes managed by La Quinta Resort Leasing include use of La Quinta Resort facilities, about 5 miles away; resort golf rates for those guests were not confirmed. The four PGA West private courses are members and their guests only, and no renter rate was found. Ask the owner in writing what, if anything, comes with the home. The PGA West golf guide covers the public courses.
Palm Desert, Sun City and Indian Wells
Palm Desert Resort Country Club is one of the cheaper golf communities in Palm Desert. It is gated, with about 20 saltwater pools and spas, 9 tennis and 14 pickleball courts, and an 18-hole course that renters can play for an additional fee. The renter rate is not published.
Sun City Palm Desert is a 55+ Del Webb community with two pay-as-you-play courses at Mountain Vista and Seasonal Rate Lock programs, with no annual membership needed. Whether tenants get resident pricing was not confirmed. Tenants pay the HOA transponder and ID card fees, and the owner has to register you with the HOA.
Indian Wells is the interesting one for golf. Holders of the city's Golf Resident Benefit Card pay resident rates at Indian Wells Golf Resort: $50 from January 1 to April 30 and $35 from May 1 to December 31, per the city golf page seen via search. The card costs $45 to $50 (sources differ). The city's policy mentions renters getting a card, but the documents and lease length needed were not found. Ask City Hall before you sign a lease on the strength of it. The BNP Paribas Open in March fills the city.
Marriott's Desert Springs Villas have full kitchens beside the JW Marriott Desert Springs Palm Course, but no monthly or snowbird rate. Month-long stays mean stacking owner weeks on RedWeek or VRBO, and April 2-bed pricing works out to more than $14,000 for 30 nights.
Golf privileges: what a rental does and does not include
Assume nothing is included until you see it in writing. What published terms and listings show:
- Woodhaven Country Club: HOA-registered renters pay $98 / $60 / $50 by time of day against the public $115 / $75 / $50, for November 6 to December 31, 2026. See the Woodhaven course guide.
- Desert Princess: listings describe optional, discounted renter golf privileges for a fee; the club's renter terms were not found. See the Desert Princess course guide.
- Palm Desert Resort Country Club: the community course is playable for an additional fee.
- Seven Lakes Country Club: private, but a 2024-25 green-fee sheet showed resident-guest rates of about $49 for 18 in season, so renters in Seven Lakes may get on through the owner.
- Bermuda Dunes Country Club: private, with trial and seasonal memberships listed, including for community residents.
- PGA West: not included; public tee times only.
If you plan to play three or four times a week, a club card at a public course often beats renter add-ons. Desert Willow's Platinum Club Card, for example, was $599 for non-residents for October 1, 2026 to September 30, 2027, with 25 to 30 percent off its dynamic fees. See Palm Springs golf passes.
RV and motorcoach resorts by the month
| Resort | Area | Monthly figure found | Notes |
|---|---|---|---|
| Shadow Hills RV Resort | Indio | From $1,050 (2023); $1,499 Dec, $1,999 Jan-Apr (undated) | Electric extra; cottages and Airstreams too |
| Outdoor Resort Palm Springs | Cathedral City | About $1,200 plus electric (undated owner listing) | $22/day resort fee; golf rules conflict between listings |
| The Sands RV & Golf Resort | Desert Hot Springs | About $620 (derived from a 2024 review) | 55+; 9-hole course on site |
| Emerald Desert RV Resort | Palm Desert | Not published | 4-month rate for 120+ nights, 25% deposit |
| Motorcoach Country Club | Indio | $1,650-$1,950 (2011-era leases) | Class A only, 30-45 ft |
Most of these figures are dated or come from reviews, so call to confirm. Two rules to know: the county's Lake Cahuilla campground beside PGA West limits stays to 14 days in any 28, so it is a trip base, not a winter home. And Rancho Casa Blanca in Indio caps occupancy at 270 days a year. More in Palm Springs RV resorts.
Picking a rental base for a golf winter
Think about where you will play most. From downtown Palm Springs, the closest full-size public courses are 7 to 12 minutes away, while PGA West is about 39 minutes. A Cathedral City or Palm Springs rental suits golfers who will rotate Escena, Tahquitz Creek, Indian Canyons, Cimarron and Desert Princess. A Palm Desert or Indian Wells base sits in the middle, near Desert Willow and Indian Wells Golf Resort. An Indio or La Quinta base suits PGA West, SilverRock, Terra Lago and the Indio community courses, but east-valley dawns in December and January run 7 to 9 degrees F colder than Palm Springs, so expect later first tee times.
Festival weekends matter too. Coachella (April 9-11 and 16-18, 2027) and Stagecoach (April 23-25, 2027) are in Indio, and the Shadow Hills RV Resort site urges booking early for them. For a side-by-side of the valley's areas, read where to stay in Palm Springs for golf, and for how the whole season fits together, Palm Springs winter golf for snowbirds. Canadians should also read Canadian snowbirds in Palm Springs for the stay limits. If you are weighing desert towns, compare Tucson's winter rentals in Green Valley and Yuma monthly rentals.

Questions golfers ask
How much do Palm Springs snowbird rentals cost per month?
Listings seen in early November 2026 ranged from about $1,800 a month on a 6-month discount to $4,395 a month for Desert Princess condos in Cathedral City, with a 2-bed at $4,200 for February to April 2026. Unfurnished 2-bed leases at Palm Desert Resort Country Club ran $2,200 to $2,275. Prices change, so treat these as a guide.
What is the minimum stay for a Palm Springs monthly rental?
It depends on the city and the community. In Palm Springs, stays of 28 nights or more are reported to carry no city transient occupancy tax, while shorter stays need a city vacation rental certificate. La Quinta treats rentals of 30 days or fewer as short-term rentals needing a permit, and Desert Princess listings mention a 30-day HOA contract.
Do snowbird rentals include golf?
Rarely. Desert Princess and Palm Desert Resort Country Club rentals list golf as an extra fee, and PGA West rentals do not include golf unless the owner says so. Woodhaven renters who register with the HOA pay $98 for a morning round instead of the $115 public rate (November 6 to December 31, 2026).
Can a renter get Indian Wells resident golf rates?
Possibly, but it is not confirmed. Indian Wells Golf Resident Benefit Card holders pay $50 from January 1 to April 30 and $35 from May 1 to December 31. The city's card policy mentions renters, but the documents and lease length needed were not found, so ask City Hall before signing a lease.
When should I book a winter rental in Palm Springs?
Early. Desert Princess listings say seasonal rentals often book a year ahead, and January to March is the peak of the snowbird season. Palm Springs' cap on short-term rental contracts pushes many owners toward month-long winter tenants, and those book early too.
What are the cheapest monthly stays for snowbird golfers?
RV sites. A 2024 reviewer at The Sands RV & Golf Resort in Desert Hot Springs worked out to about $20 a night over 31 days, with a 9-hole course on site. Shadow Hills RV Resort in Indio was quoted from $1,050 a month in 2023 and $1,999 for January to April in an undated article, electric extra.
Are timeshare villas good for a full snowbird season?
Usually not. Marriott's Desert Springs Villas have no monthly rate, and a 2-bed villa at $478 a night for 7 nights in April 2027 works out to more than $14,000 for 30 nights. They suit a two-week stay better than a season.
