Rio Grande Valley monthly rentals for a snowbird come in three types: resort-owned park models and mobile homes in 55+ parks (about $1,000 to $1,800 a month in season, plus electric), Llano Grande's on-course rentals ($2,889), and South Padre beach condos ($3,250 a month this winter). Hotels fill shorter gaps. Prices were seen in October 2026 and change.
A one- to three-month base is the sweet spot for many Canadian and Midwest visitors who do not bring an RV. This guide compares the rental options in our research on monthly price, what is included, deposits and the drive to golf.

Park models and mobile homes in 55+ parks
This is the most common snowbird rental. The rvresorts.com group runs seven parks in the Valley, and several rent resort-owned units by the month, with season pricing from October 1 to March 31.
Tropic Star, Pharr. A 1-bedroom park model at $1,500 a month in season, a 2-bedroom mobile home at $1,650, electric extra. Rentals take a $250 deposit plus a $300 security deposit, and there are almost no refunds after 24 hours from booking. The park has a par-3 nine, a heated pool and an HEB Plus across the street. Tierra del Sol, Pharr's city course, is 7 minutes away, and its $800 three-month golf package pairs well with a winter rental here. See the Tierra del Sol course guide.
Trophy Gardens and Alamo Rose, Alamo. Trophy Gardens rents travel trailers and efficiency apartments rather than park models; Alamo Rose rents travel trailers and 2- or 3-bedroom mobile homes. A 3-bedroom at $1,800 a month can work for two couples sharing. Both are central, 13 to 25 minutes from most west and mid-Valley courses.
Park Place Estates, Harlingen. A gated 55+ park of over 800 sites with 1-bedroom park models at $1,500 a month in season, and 2- and 3-bedroom mobile homes. It is the east-side option, about 10 minutes from Tony Butler and Treasure Hills by our estimate.
Other parks. Bentsen Grove in Mission lists 15 one-bedroom rental homes, prices on request. Victoria Palms in Donna has about 25 furnished cottages per a travel listing; manufactured homes were listed at $1,200-$1,431 a month (undated). Fun-N-Sun in San Benito advertises furnished cottages on 3-month rentals, price not found.
Living on the course: Llano Grande
Llano Grande in Mercedes is the one rental option with an 18-hole course outside the door. Park models, cottages and apartments were $2,889 a month, with internet, water and trash included and electric separate. The course is open to the public, with GolfNow times from $18.99 (seen October 2026) and seasonal and annual memberships (prices not published). Recent reviews complain about course conditions, and Tierra Santa is 18 minutes away for a better-kept round.

Beach condos on South Padre Island
A monthly condo on the island is a different kind of winter: beach first, golf a couple of times a week. The example in our research, a 2-bedroom, 2-bath beachfront unit at Inverness, listed:
- $3,250 a month for November to December 20, 2026 and January to February 2027.
- $3,500 for the December 21-31 holiday period.
- $4,000 for March 2027, spring-break pricing.
- Nightly $179-$199.
Other 2-bedroom island condos showed $2,400-$2,600 a month for winter 2026. Spring break and Holy Week require wristbands ($25 plus tax per person), the unit allows one vehicle (golf carts and trailers count), and no pets. Ask about cleaning fees and hotel occupancy tax.
Golf means crossing the causeway to South Padre Island Golf Club in Laguna Vista, about 25 minutes, at $69 Monday to Thursday or $50 twilight. The Rancho Viejo courses are about 45 minutes and Tony Butler about an hour. Our South Padre Island golf guide covers the coast.
Hotels for shorter stays
For two or three weeks, a hotel with a kitchenette can beat a monthly rental on flexibility. Our research only has nightly rates, so ask each hotel about long-stay pricing.
- La Quinta McAllen Convention Center: fridge and microwave, free breakfast, guest laundry, about 4 minutes from Champion Lakes. From $108 a night on a November 2026 sample date.
- Hampton Inn & Suites Harlingen: fridge and microwave in every room, guest laundry, about 8 minutes from both Tony Butler and Treasure Hills. From $97 on a November 2026 sample date.
- Rancho Viejo Resort villas: suites with kitchens on the El Diablo course; rates by phone.

What to check before you sign
- Electric: how it is metered and billed, since it is extra on nearly every park rental.
- Refunds: the rvresorts.com parks refund only within 24 hours of booking; Llano Grande keeps the deposit inside 60 days; Bentsen Grove refunds only with written notice before December 1.
- Season dates: in-season pricing runs October 1 to March 31 at the rvresorts.com parks.
- Rate card year: several cards online were labelled for 2025-26.
- One-off fees: registration, gate keys, name tags and guest fees.

Yes. The rvresorts.com parks price park models and mobile homes by the month: Tropic Star's 1-bedroom park model was $1,500 a month in season and $1,200 off-season, electric extra. Fun-N-Sun advertises furnished cottages on 3-month rentals, with no price published.
Is South Padre Island a good base for a golf winter?
Only if the beach comes first. The nearest course, South Padre Island Golf Club in Laguna Vista, is about 25 minutes from the example condo, and most Valley courses are 45 minutes to over an hour away. March is spring-break pricing, $4,000 a month for the example unit.
What deposits do Valley monthly rentals require?
It varies. Tropic Star took a $250 deposit plus a $300 security deposit on its rentals, and the rvresorts.com parks refund only within 24 hours of booking. Llano Grande takes $700, non-refundable inside 60 days of arrival.
Are utilities included in Valley monthly rentals?
Usually not electric. Every park rental in our research bills electric separately. Llano Grande's $2,889 rental includes internet, water and trash.
Can I stay in a hotel by the month instead?
Hotels in our research publish nightly rates only, so ask about long-stay pricing. For short stays, La Quinta McAllen Convention Center and Hampton Inn & Suites Harlingen have a fridge and microwave in the rooms plus guest laundry, which help on a two- or three-week trip.
Which monthly rental is closest to golf?
Llano Grande's rentals are on its own 18-hole course in Mercedes. Tropic Star in Pharr is about 7 minutes from Tierra del Sol, whose $800 three-month golf package suits a full season.
