Orlando snowbird rentals fall into four groups: vacation homes in Kissimmee, Davenport, ChampionsGate and Reunion; condos and homes in Clermont and the Lake County towns; 55+ communities such as Solivita, which usually need six-month leases; and RV sites. Few owners publish monthly prices, January to March costs most, and stays of six months or less carry Florida's tourist taxes.
This guide covers the main winter rental types, the rules that set minimum stays, what golf comes with each and how to book. Our research found few published monthly prices, so this guide sticks to what was confirmed in November 2026 and says plainly where it was not.
Quick facts
- Main snowbird bases: Kissimmee, Davenport, ChampionsGate and Reunion homes; Clermont, Winter Garden and Lake County condos; RV resorts in Kissimmee, St. Cloud and Clermont.
- Season: about November to April, peaking January to March.
- Solivita (55+): one furnished listing about $2,000 a month; 6-month minimums.

Where the rentals are, and what that means for golf
Pick the area by the golf you want to play most weeks, because a winter of daily drives adds up. Free-flow drive times from our research:
| Base | To downtown Orlando | To Disney Springs | Golf close by |
|---|---|---|---|
| Kissimmee | 32 min | 23 min | Celebration, Falcon's Fire, Kissimmee Bay, Remington |
| St. Cloud | 38 min | 35 min | Royal St. Cloud, Harmony |
| Davenport | 49 min | 34 min | Highlands Reserve, Providence, White Heron |
| Clermont | 38 min | 47 min | Clermont National, Legends, Kings Ridge, Green Valley |
| Mount Dora | 45 min | 58 min | Mount Dora Golf Club, Black Bear, Deer Island |
Times are from approximate town centres without traffic; I-4 near the parks adds 15 to 45 minutes at busy times.
Solivita: the 55+ option
Solivita, in Poinciana south of Kissimmee, is a 55+ community where at least one resident must be 55 or older. Listings showed large clubhouses, pools, clubs and activities, and one furnished home was about $2,000 a month (listing date not read). The catch is the term: listings showed 6-month minimums, some 6 to 12 months and others 1 to 2 years, which rules out most one-season visits. Rentals need HOA approval.
Golf is extra. The community's Stonegate Golf Club has two courses, Cypress and Oaks, 5 to 6 minutes from the homes. Renters usually join the golf club or pay as they go; one listing said rent covered all amenities except golf. Both courses also sell public tee times, from $39 on GolfNow for November 5, 2026, though public times may be limited in peak season. See the Stonegate Cypress course guide.
Vacation homes by the month
The south-west belt of vacation homes is the usual snowbird base for one- to four-month stays.
Reunion is the one place a rental can unlock guest-only golf: homes on the Reunion Houseguest Program get resort access, including the Palmer, Watson and Nicklaus courses. Agencies quote a compulsory resort fee of about $35-40 per unit per night, which adds $1,000 or more a month. Listings mention a water park, pools and a shuttle.
ChampionsGate homes sit beside the Omni's International and National courses; whether a rental passes on resort-rate golf depends on the owner. The community has a clubhouse and pools.
Highlands Reserve homes surround Highlands Reserve Golf Club, a public daily-fee course; renter terms were not read.
Our Orlando vacation homes for golf guide compares the four communities in detail.
RV sites for the winter
RV resorts in Kissimmee, Davenport and Clermont are the other classic winter base. Clerbrook in Clermont has its own course; Fort Wilderness carries Disney golf perks but prices by the night. None of the Encore, Thousand Trails or KOA parks published monthly rates we could read; regional guides say monthly winter packages are the best value. Details are in Orlando RV resorts.
The Villages and Lady Lake
The Villages and Leesburg, just off the north-west corner of our map, are a major retirement and snowbird area in their own right. The Villages' courses are run for residents. Older resident-forum posts (2009-2012) said non-residents could play the championship courses for a non-resident fee, booking only on the day, but current rules were not confirmed, so ask the Villages Tee Time Office. If you rent there, ask the owner about resident-ID golf privileges before you sign. Harbor Hills in Lady Lake sells public tee times, from $51.99 on GolfNow for November 5, 2026. See The Villages golf for visitors.
Orlando snowbird rental rules
Tax. Florida treats rentals of six months or less as transient accommodations, with state sales tax plus the county tourist development tax. Orange, Osceola and Seminole counties all levy one; rates were not verified for this guide.
Association minimums. Many HOA communities set minimum rental terms and limit how many times a home can be rented each year. Solivita's 6-month minimum is the clearest example in our research.
County zoning. Orange, Osceola and Lake counties zone where short-term vacation rentals are allowed. Our research did not verify the rules for each community; Osceola zoning is understood to allow nightly rentals in ChampionsGate, but check.
Fees in writing. Ask for every fee up front: resort fee, community fees, cleaning, deposit and tax.
Your own stay limits. Canadians and UK visitors have US limits on time in the country; read Canadian snowbirds in Orlando before you choose dates.
Golf for renters without a club
Most Orlando snowbird rentals come without golf, so plan a pass or a rotation:
- Royal St. Cloud Golf Links: Royal Membership $1,575 a year or $135 a month for 12 months, cart fees extra; a walking pass is $2,000. Same rate for visitors and residents. See the Royal St. Cloud course guide.
- Casselberry Golf Club: monthly unlimited pass $399, or $799 for October to December; carts extra.
- Winter Park Pines (WP18): non-resident annual play pass $1,650, without cart; see the Winter Park Pines course guide.
- Green Valley: seasonal memberships in Clermont (price not published), plus $29 after 3 pm and all day Tuesday.
Our snowbird golf schedule for Orlando shows how to build a weekly rotation around them, and St. Cloud golf covers the east side.
When to book
- Book early for January to March. Snowbirds compete with family visitors for the same homes in Kissimmee and Davenport, especially around Canadian March break and US spring breaks.
- Consider November and December. They are the driest months of the year and come before the peak.
- Allow time for approvals in HOA communities.

Questions golfers ask
Where do snowbirds rent in Orlando?
Mostly in vacation homes and gated resort communities around Kissimmee, Davenport, ChampionsGate and Reunion; in condos and homes in Clermont, Winter Garden and the Lake County towns; and in RV resorts in Kissimmee, St. Cloud, Clermont and Lake County. The Villages and Leesburg, just north-west, are a retirement area of their own.
How much are Orlando snowbird rentals per month?
Few owners publish prices. One furnished Solivita listing was about $2,000 a month, but Solivita listings carried minimum terms of six months or more. Vacation-home and RV-park monthly rates were not published in our research, and January to March is the most expensive stretch.
Can I rent in Solivita for one winter?
Usually not. Solivita is a 55+ community where at least one resident must be 55 or older, and listings showed minimum leases of 6 months (some 6-12 months, others 1-2 years). Rent usually covers the amenities but not golf at Stonegate Golf Club.
What taxes apply to an Orlando monthly rental?
Florida treats rentals of six months or less as transient accommodations, so they carry state sales tax plus the county tourist development tax. The exact rates were not verified for this guide; ask the owner or agency what the total includes.
Do Orlando snowbird rentals include golf?
Rarely. Reunion homes on the Houseguest Program give access to the resort's three courses, but agencies quote a resort fee of about $35-40 a night. Elsewhere, renters buy passes, such as Casselberry's $399 monthly unlimited pass, or pay as they go.
When should I book an Orlando winter rental?
As early as you can. Snowbirds fill homes and RV parks from November to April, peaking January to March, and Canadian March break, US spring breaks and Easter (Mar 28, 2027) add families to the same weeks.
Can I rent at The Villages and play golf?
The Villages' courses are run for residents. Older resident-forum posts say non-residents could play the championship courses on the day for a non-resident fee, but current rules were not confirmed. Renters should ask the owner about resident-ID golf privileges; Harbor Hills in Lady Lake sells public tee times.
