Las Vegas snowbird rentals: furnished monthly homes, extended-stay suites and the rental rules

Las Vegas snowbird rentals are mostly furnished homes let by the month, with extended-stay suites as a fallback. Listings seen in November 2026 ran about $1,700 to $2,300 a month in Sun City Summerlin and $2,250 in Sun City Anthem, and in unincorporated Clark County a stay of 31 nights or more avoids the short-term rental rules.

Sun City Summerlin: furnished homes in a golf community

Sun City Summerlin is an age-restricted 55+ community on the west side, and renter age rules are set by its HOA. Furnished listings seen included a two-bedroom at $1,680 and a three-bedroom at $2,071 a month (available July 2026 to January 2027), a short-term furnished two-bedroom at $2,295 and another two-bedroom from $1,950. Some listings include all utilities, cable and Wi-Fi; some short-term ones require two months or more.

One listing notes a one-time HOA fee of $100 per person for renters to use Sun City amenities, so ask about it up front.

The golf is the draw. The three Golf Summerlin courses, run by the community association, are open to the public, not only residents:

• Highland Falls: the hilliest of the three, 6,391 yards from the blue tees at 70.5/131.
• Palm Valley: gentler, 6,706 yards at 71.7/127, good for higher handicaps.
• Eagle Crest: a par-60 executive course, 4,067 yards.

Residents can buy a $500 annual card that cuts the daily fee at Highland Falls and Palm Valley to about $39. Whether renters qualify is not stated in our files; visitors pay the standard daily rate and book online. All three courses closed for overseed from September 8 to September 29, 2026. Sun City Anthem: Henderson's 55+ option

Sun City Anthem in Henderson is also age-restricted 55+, with renter rules set by the HOA. The one dated furnished listing was a golf-view home at $2,250 a month, updated September 2025; unfurnished two- and three-bedroom homes listed at about $2,000 to $4,390. Winter listings are thin, so start early.

Sun City Anthem has no course of its own. The public Revere, 2 to 3 minutes away, is its de facto course, with a separate booking track for Sun City Anthem residents (photo ID at check-in; proof of address may be needed). Revere is not affiliated with the community association. GolfNow prepaid rates there ran $83.99 to $148.99 with cart in October 2026, and prepaying online takes 10% off. Extended-stay suites in Henderson

If a house is not available, the extended-stay hotels in south Henderson work for a shorter winter.

The Residence Inn South/Henderson has 145 studio to two-bedroom suites with kitchens, per a hotel guide, and was not on the November 2026 resort-fee list. It publishes no monthly rate; a Travelocity snippet put Henderson extended-stay hotels at about $68 to $136 a night. Book direct and ask for 30-night pricing. The Homewood Suites has kitchens in its suites and also showed no resort fee. Both are 6 to 8 minutes from Serket, the Legacy and Desert Willow.

The rental rules snowbirds need to know

Unincorporated Clark County covers the Strip corridor, Enterprise, Spring Valley, Winchester and Summerlin South, but not the cities of Las Vegas, Henderson, North Las Vegas or Boulder City. County Code Enforcement says renting a residential property for fewer than 31 days without a short-term rental business licence is illegal. A rental of 31 nights or more is outside those rules.

Henderson requires short-term vacation rentals to be registered, with an annual fee ($848 per a 2026 real-estate guide; $820 when introduced in 2019) and a local contact on call 24/7. This was not read on the city's own site. Many master-planned communities, including Green Valley Ranch, Inspirada, Anthem and Cadence, are reported to ban rentals under 30 days through their HOA rules.

City of Las Vegas and Boulder City rules were not checked for this guide.

The practical takeaway: book 31 nights or more from a manager who can show licensing or HOA approval, expect month-to-month leases, and read the HOA's renter rules in the 55+ communities.

Getting around from a rental

A car is part of the budget. Harry Reid International is the only airline airport for the area, and its rental cars sit at a consolidated rental car centre about 3 miles from the terminals, reached by shuttle bus. The airport research says a rental car makes sense for snowbird stays and for the Henderson, Summerlin and Boulder City courses. A free-flow estimate puts the airport 42 minutes from Henderson's Green Valley and 50 from Downtown Summerlin, though the research flags the airport times as probably overstated.

From Sun City Summerlin, the Strip-side courses are about half an hour away: Bali Hai 29 minutes and Wynn Golf Club 26. From Sun City Anthem, Bali Hai is 20 minutes.
