Slope ladder: Temecula snowbird rentals: furnished houses, Sun City Menifee 55+ homes and what they cost

Temecula snowbird rentals fall into two types: furnished houses at about $4,000 to $6,500 a month, and Sun City Menifee 55+ homes at about $1,750 to $2,500, mostly on 12-month unfurnished leases. A winter stay of one to four months works best with a furnished house, a snowbird-friendly Sun City owner or an RV park.

This guide covers what the listings in our data show, the catches on lease terms, and which base suits which courses. Prices are asking rents from search snippets read on November 6, 2026, not verified on the listing pages, and they change.

Quick facts

  • Furnished houses, Temecula: about $4,000 to $6,500 a month for 3 to 4 bedrooms.
  • Sun City Menifee 55+: $1,750 to $2,495 a month, mostly unfurnished 12-month leases.
  • Minimum stays: 30 days on some listings; one capped at about three months.
  • Snowbird season: about November to March.
  • Short-term rental rules: not researched; verify with the city or HOA.
  • Alternatives: Pechanga RV Resort at a published 29-night package near $2,012, and Residence Inn Temecula Murrieta for extended-stay suites.

What do Temecula snowbird rentals cost for a furnished house?

The listings seen show a range, not a market rate.

Listing Price Terms
4-bedroom furnished house, Vineyard Ave$6,000 a monthmonth-to-month, capped at about three months
3-bedroom furnished house$4,950 a month30-day minimum; tenant pays utilities or adds $500
Furnished 3 to 4 bedroom houses, generalabout $4,000 to $6,500 a monthvaries

This is the Temecula furnished monthly rentals record on the map. The take: good for a group sharing, expensive for one couple. A four-person golf group in a $6,000 house pays $1,500 each a month. A single couple in the same house pays the whole bill.

At the listed prices, a three-month stay would run roughly $12,000 to $19,500 for a house at $4,000 to $6,500 a month, before utilities. For a three-month stay at $4,950, the rent is $14,850, plus $500 a month for utilities if the owner adds that charge, so $16,350.

What about Sun City Menifee 55+ snowbird rentals?

Sun City is a large 55+ community with its own golf. The Sun City Menifee 55+ rentals record shows unfurnished homes:

Listing Price Terms
El Rancho Dr$1,750 a monthnot captured
Sun City Blvd$1,975 a monthnot captured
Sun City Blvd$2,495 a month12-month lease

The catch is the lease. Most visible listings are 12-month unfurnished leases, so a winter-only stay means finding a furnished snowbird owner. One furnished snowbird listing exists, on Paseo Grande Dr, but the term and price were not captured. Age rules and association rules apply, so ask about both before you sign. Many HOAs and 55+ communities restrict rentals under 30 days.

Our data does not include enough to say whether a Sun City rental beats a Temecula house for one couple, but on rent alone it is cheaper, at $1,750 to $2,495 against $4,000 and up.

A Temecula house is a better base for the valley's headline rounds. Sun City is a better base for Menifee and Hemet golf, and its own community course is cheap-looking but has no published rates. The North Golf Course is semi-private, open to outside play, on a flat Sun City layout; call 951-679-5111. Canyon Lake is 14 minutes from Sun City but it is private.

Rental vs RV vs hotel: how do the monthly costs compare?

Sun City 55+ unfurnished$1,750 to $2,495mostly 12-month leases

Hotels were not priced in our data, so we do not give a monthly figure. For the RV side see Temecula RV parks for golf.

What should you ask before you rent?

  1. Minimum and maximum stay. One listing is capped at about three months, so ask early.
  2. Utilities. One 3-bedroom listing has the tenant pay utilities or add $500 a month.
  3. HOA approval. Many HOAs and 55+ communities restrict rentals under 30 days.
  4. Age rules. Sun City is 55+.
  5. Short-term rental rules. We did not research these for Temecula, Murrieta, Menifee or unincorporated Riverside County. Check with each city.

Book early for the snowbird season. Winter here is mild, with highs about 67F and lows of 46 to 47F at the nearest station, but it is also the wettest part of the year. Read Temecula winter golf for snowbirds for the full picture, and the Palm Springs snowbird rentals guide if you are weighing the desert.

Plan a winter rotation

Once you have a base, the weekly rotation is what makes a long stay work. See our snowbird golf schedule for Temecula and, for flights, flying into Temecula for golf.

How much does a Temecula snowbird rental cost over one to three months?

Using the listing prices, here is the rent alone for a furnished house, before utilities and any deposit:

Stay At $4,000 At $4,950 At $6,500
1 month$4,000$4,950$6,500
2 months$8,000$9,900$13,000
3 months$12,000$14,850$19,500

Split four ways, a three-month stay at $4,950 is $3,712.50 a person, or about $1,238 a person a month. For a couple on their own, the same house costs the full amount, which is why Temecula snowbird rentals tend to suit groups and families better than single couples.

Sun City is the lower-cost route on paper. At $1,750 a month, three months of rent would be $5,250, and at $2,495 it would be $7,485, but those homes are mostly unfurnished 12-month leases, so the short-stay math only works with a furnished owner who accepts a winter term. Pechanga RV Resort's 29-night Premium package at $2,012 is the other low-cost anchor if you bring a rig.

Remember what the figures are. They are asking rents from a few listings read in search snippets on November 6, 2026, not verified on the listing pages and not a market average. Use them to size the budget, then ask each owner for the real term, the utilities and the deposit.

Questions golfers ask

How much does a furnished monthly rental cost in Temecula?

Furnished 3- and 4-bedroom houses ran roughly $4,000 to $6,500 a month in the listings seen. Examples include a 4-bedroom at $6,000 a month and a 3-bedroom at $4,950 with a 30-day minimum. These are asking rents from a few listings, not a market average.

Can you rent a Temecula house for just one or two months?

Some listings allow 30 days. One 4-bedroom was month-to-month but capped at about three months, and a 3-bedroom had a 30-day minimum. Terms vary by owner, so ask about the minimum, the cap and utilities.

How much are Sun City Menifee 55+ rentals?

Unfurnished 55+ homes seen ran $1,750, $1,975 and $2,495 a month, the last on a 12-month lease. Furnished snowbird listings exist but no price was captured. Most visible listings are 12-month leases, so a winter-only stay needs a snowbird-friendly owner.

Are there short-term rental restrictions in the Temecula area?

We did not research the short-term rental rules for Temecula, Murrieta, Menifee or unincorporated Riverside County. Cities have their own rules, and many HOAs and 55+ communities restrict rentals under 30 days. Treat 30 nights or more as the snowbird norm and ask for HOA approval.

Can anyone rent in Sun City Menifee?

The listings seen are 55+ homes, and age rules apply. Ask the owner or manager what the community requires before you commit. A winter stay is also subject to association rules.

Where should a golfer rent for the winter?

A Temecula house puts you 5 to 13 minutes from the main courses. Sun City Menifee puts you 4 minutes from the North Golf Course and 13 from Menifee Lakes, with Journey at Pechanga and Redhawk a longer drive. Pick the area by the courses you plan to rotate.

Is a rental cheaper than a hotel for a snowbird winter?

For a group sharing a house, usually yes, but the rents here are high for one couple. A 4-bedroom at $6,000 split four ways is $1,500 each a month. We did not capture hotel rates, so compare your own dates.
